The Upland is located at 1875 Paulson Road in River Falls, Wisconsin, conveniently situated near the Twin Cities and surrounded by the beauty of the St. Croix Valley. The Upland is only 25 minutes from St Paul and 40 minutes from Minneapolis. It’s a short 10-minute drive to Hudson and 20-minute drive to Woodbury.

Is The Upland smoke-free?
In order to provide a healthier environment for our residents and guests, The Upland is completely smoke free. The common areas are already smoke free under the Wisconsin Clean Indoor Air Act and a smoke-free policy is in place for individual units as well.
Does this mean that me or my guests cannot smoke?
No, only while you are in the apartment home or on the property is smoking prohibited. You are, of course, free to smoke elsewhere at your own discretion.

What is Flex and how can it help me avoid late fees?

If I need to move out, do I have to provide a written notice?
Yes, a two-calendar month notice is required, even at the end of your lease. If you need to leave before your lease ends, there may be a lease buy-out option available that allows you to give the two-calendar month notice at any time after you pay the fee of equal to one months’ rent. If you have any questions, our leasing team will be happy to help.
What types of floor plans are available?
We offer studio, one-bedroom, and two-bedroom apartment homes with spacious layouts, modern finishes, and thoughtful design features.
Is Renters Insurance Required?

Does the Upland have mandatory fees?
Yes, the Upland has a non-optional monthly trash fee of $15.
What is included in apartment finishes & features?
Stainless steel appliances, granite countertops, full-size washer/dryer, blinds, hardwood plank-style flooring, carpet, balconies on most floor plans.
Are you designated senior living?
While The Upland is ideal for independent living with single story floor plans, indoor amenities, elevator, and underground parking, we are not specifically designated senior living.
What amenities are offered at The Upland?
Amenities include a state-of-the-art fitness center, rooftop deck, community room, courtyard with grills and a fire pit, coworking spaces, heated underground parking, off-street surface parking lot, electric vehicle charging stations and more.
What equipment is included in the fitness center?
The fitness center features cardio machines like treadmills, stationary bikes, and a rowing machine, along with strength-training equipment and free weights to support a variety of workout routines.
Is there parking available?
Yes, we offer heated underground temperature-controlled parking, as well as plenty of free parking in our private off-street lot.
How close is The Upland to outdoor recreation?
The Upland is close to the Kinnickinnic River for kayaking and trout fishing and near Whitetail Ridge, which features 7.5 miles of mountain biking trails. Tattersall Distillery is just next door for indoor and outdoor dining & entertainment, including live music, patio dining, and events.
Does The Upland encourage recycling?
Yes! There is a separate trash and recycling chute on each floor to make disposal quick and easy for you. No need to haul it outside to a dumpster, you can walk down the hall in your slippers!
What is Pet Screening and why does everyone need to complete their survey?
Pet screening is a background check and behavioral assessment for your pet, designed to verify their health records, breed, size, and temperament. OR you can attest that you do not have a pet if you do not have one.
Do you require pet DNA registration?
Yes. All pets must be registered through PooPrints, our DNA-based pet waste management program. Registration is free and completed via a quick cheek swab.
Is The Upland pet-friendly?
Yes, we welcome your furry friends! There’s a one-time pet fee of $500 per pet and a monthly pet rent of $30 per pet. We also have an on-site self-service dog spa for convenient pet care on your schedule. There are plenty of grassy areas for playing or taking your dog for a walk. However, certain breeds like Pitbulls, Doberman Pinschers, Rottweilers, and Dalmatians are prohibited. Additionally, there’s a weight restriction of 75 pounds or more.
What is included in maintenance free living?
We handle all snow-removal, grounds & lawncare, landscaping upkeep, cleaning and maintenance of common areas. Our maintenance team is also available for standard work orders in your home. You just handle basic cleaning in your home.
